Broadway Zoning

Nothing here is calculated. Every tile opens the citywide address search, which reads zoning and land use from PLUTO and districts from Geoclient. Each of the 41 addresses was checked against that card one at a time.

Where they sit. Thirty-nine are in Manhattan Community Board 5. The Al Hirschfeld is in CB4, the westernmost of the district. The Vivian Beaumont is in CB7, the only Broadway house outside the Times Square theatre district.

Some lots carry more than one zoning district. The Stephen Sondheim reads C6-6 / C6-5.5 / C6-7. Nine theatres sit across a district line like this, so the card shows every district the lot touches rather than picking one.

Who owns what. The grouping follows the theatre industry rather than the deed. PLUTO records an owner of record for each lot, but for theatres that is usually a single-purpose company named after the building, which tells you nothing about who runs it. Ownership here is taken from published theatre-industry listings and reporting; the counts of seventeen, nine and seven match those sources.

Circle in the Square is the exception worth noticing. The company operates the house, but the lot belongs to the office tower it sits beneath, which is why its zoning reads like Midtown office space rather than theatre row.
